Questions
Litibú closings, answered
Where is Litibú?
Litibú is next to Higuera Blanca, north of Punta Mita, in Bahía de Banderas, Nayarit.
Is Litibú part of Punta Mita?
No. Punta Mita and Litibú are two different developments, both in Bahía de Banderas, Nayarit. Each has its own master plan and rules, so we review the ones that apply to the property before you buy.
What are buyer closing costs in Litibú?
The acquisition tax (ISABI) is a flat 2% of the higher of the price and the cadastral appraisal, in pesos. All-in, buyer costs in our recent closings have run about 2.3% to 3.7% of the price, higher in percentage on smaller purchases. A new bank trust adds about USD 2,200 to 3,500, and optional escrow about USD 700 to 750.
Can I build on my lot right away?
It depends on the lot’s land use and the development’s architectural rules. We review both before you buy so there are no surprises.
The property is already in a trust. Do I take over the seller’s trust?
Not automatically. The trust can be assigned to you, which needs the bank’s authorization and an SRE permit, or cancelled so a new trust is set up in your name. Some banks no longer process assignments, so we tell you early which route is faster and cheaper for that property.
