Know your numbers before you sign
A quick estimate based on recent closings in the bay. For an exact breakdown, send us the deal.
Estimate only, not tax or legal advice. Based on recent notary budgets in the bay. In Nayarit, ISABI is 2% of the higher of the price and the cadastral appraisal. In Puerto Vallarta, ISTP follows the 2026 municipal table and varies with the cadastral value. The notary budget sets the final figures. Assumes MX$18.50 per dollar.
Estimate only, not tax advice. Uses the standard 20/80 land and construction split, 3% yearly depreciation and inflation adjustment; Mexican tax residents and home-sale exemptions are calculated differently. The notary determines the final tax. With planning, sellers often pay less.
